1.   478 RIDGE ROAD GARAGE: Located at 478 Ridge Road. 

Applicants Brian and Debbie Hyatt are requesting area variances to allow a 5’ side setback where 15’ is required, and a 14’ rear setback where 50’ is required for the construction of a 26’ x 34’ detached 2 car garage on a 0.36 acre parcel having SBL# 078.15-1-33 located in an R-3 Single Family Residential District under Section 225-11 B5(b) and 225-11B(5)(c) of the Code of the Town of Webster.

Applicants Benjamin and Nicole Hallock are requesting area variances to allow a 8’ side setback where 15’ is required and a 8’ rear setback where 15’ is required for the construction of a 16’ x 10’ shed on a .4-acre parcel having SBL # 050.01-7-5 located in an R-2 Single Family Residential District under Section 225-48 of the Code of the Town of Webster.

2.   SHANLEE DRIVE FENCE, GAZEBO & HOT TUB: Located at 726 Shanlee Drive. 

Applicant Melissa and Theodore Fingland are requesting area variances to allow:
a. The installation of a 6’ high fence on the lot line where a 10’ setback is required by Town Code Section 225-77(C);
b. The installation of a 6’ high fence located in the front yard (corner lot) which is not permitted pursuant to Webster Town Code Section 225-77 B and 225-77 C;
c. The legalization of an existing 10’ x 12’ Gazebo in the front yard, which is not permitted pursuant to Webster Town Code Section 225-36 A(1) and 225-36 A(2);
d. The legalization of an existing hot tub located within the footprint of a covered porch which is less than 15’ from the side property line pursuant to Webster Town Code Section 225-11B (5)(b);

Applicant Marc Hunt is requesting area variances to allow a 53’ front setback where 75’ is required, and a 16.5’ side setback where 20’ is required associated with the construction of a 11’ x 12’ wooden deck on a .25-acre parcel having SBL # 048.19-2-42 located in an R-1 Single Family Residential District under Section 225-9 B(5)(a) and 225-9 B(5)(b)[1] of the Code of the Town of Webster.

Applicant Carl Langham is requesting area variances to allow a 3.5’ rear setback where 15’ is required and a 4.5’ side setback where 15’ is required associated with the expansion of an existing utility shed on a .33-acre parcel having SBL # 063.11-4-65 located in an R-3 Single Family Residential District under Section 225-48 of the Code of the Town of Webster.

Applicant Lisa Thompson is requesting area variances to allow a 6’ (west) side setback where 15’ is required; a 3’ (east) side setback where 15’ is required associated with two existing utility sheds and to allow the second utility shed when only one is permitted, on a .12-acre parcel having SBL # 078.19-1-10 located in an R-3 Single Family Residential District under Section 225-48 of the Code of the Town of Webster.

6.   766 RIDGE ROAD VESTIBULE: Located at 766 Ridge Road. 

Applicant Andrew Kaptein is requesting an area variance to allow a 60’ front setback where 75’ is required associated with the construction of an 8’ x 6.5’ front vestibule on a .25-acre parcel having SBL # 079.17-1-9 located in an CO Commercial Outdoor Storage District under Section 225-19 B(5)(a) of the Code of the Town of Webster.

7.   654 RIDGE ROAD GARAGE: Located at 654 Ridge Road. 

Applicant Sal Salafia is requesting area variances to allow a 3.5’ side setback, where 20’ is required associated with the reconstruction of a pre-existing, non-conforming storage garage that was damaged by a downed tree limb and to allow a second accessory structure, where only one is allowed on an 1.2-acre parcel having SBL # 078.20-1-32 located in an MC Medium Intensity Commercial District under Sections 225-17 B(5)(b) and 225-36 A of the Code of the Town of Webster.
